Electrical Property Maintenance For Lettings Agents & Landlords
Robin Hood Electrical Services works alongside lettings agents, property managers and private landlords across Nottingham and the surrounding areas, providing reliable, responsive electrical maintenance for rental properties.
We understand that managing electrical compliance and repairs across a portfolio of properties comes with its own pressures - tight turnaround times between tenancies, tenants needing urgent repairs, and the ongoing responsibility of keeping every property safe and legally compliant.
That's where we come in.
As an NICEIC and TrustMark accredited electrician, we provide the certification, documentation and peace of mind that agents and landlords need, backed up by a team that turns up on time and gets the job done properly, first time.

Landlord Electrical Safety Certificates (EICR)
Landlords in England are legally required to have the electrical installations in their rental properties inspected and tested by a qualified electrician at least every 5 years, with a valid certificate provided to tenants and made available to local authorities on request.
We carry out EICR testing efficiently across single properties or entire portfolios, providing:
- A full inspection and test of the fixed electrical installation
- A written report classifying any issues found (C1, C2, C3 or FI codes)
- Remedial work quoted and carried out where required, with fast turnaround
- A valid Electrical Installation Condition Report on satisfactory completion
- We can also set up reminders ahead of renewal dates, so certificates never lapse
Void Period Works
The time between tenancies is often the only window available to carry out repairs, upgrades or testing without disrupting a tenant. We work with agents to get in and out of void properties quickly, minimising the time a property sits empty and ready to re-let.
Typical void period work includes:
- EICR testing and any required remedial work
- Repairs to sockets, switches, light fittings and consumer units
- Replacement of damaged or non-compliant fittings identified during check-out
- Installation or testing of smoke and carbon monoxide alarms
- General safety checks ahead of new tenants moving in
Reactive & Emergency Repairs
Electrical faults don't wait for convenient timing, and neither do we. We offer a responsive repair service for tenant-reported issues,
helping agents resolve problems quickly and keep tenants satisfied.
Common reactive repairs we carry out:
- Loss of power or tripping consumer units
- Faulty sockets, switches or light fittings
- Non-working smoke or carbon monoxide alarms
- Storm or water damage to electrical circuits
- Diagnosing and fixing intermittent faults
Smoke & Carbon Monoxide Alarms
Working smoke and carbon monoxide alarms are a legal requirement in all rented residential properties in England. We install, test and replace mains-wired and interlinked alarm systems, and carry out portfolio-wide checks to confirm every property under management is compliant.
Consumer Unit & Fuse Board Upgrades
Older rental properties often still have outdated fuse boards without RCD protection, which no longer meet current safety standards. We supply and fit modern consumer units, bringing properties up to date and reducing the risk of future callouts and complaints.
Portfolio & Ongoing Maintenance
For agents managing multiple properties, we offer ongoing maintenance arrangements tailored to your portfolio, including:
- Scheduled EICR renewals across all managed properties
- Priority booking and faster response times for repeat clients
- Consistent, itemised invoicing suitable for landlord recharging
- One dedicated point of contact rather than a different tradesperson each time
